By the end of this article you will know which filters are available, where to find them, and — importantly — the several filter behaviors that produce results people do not expect.
Where the filters are
The filter bar at the top of Explore holds the ones you reach for most: Source, Property Type, Tenancy, and Save Search. Click More to open the full filter panel, and Reset to clear everything.
On mobile, all filters live behind the single filters icon.
The full filter set
Property type and subtype — Retail, Industrial, Office, Multifamily, Land, each expandable to subtypes.
Size — building square feet, land square feet, number of units.
Financial — current NOI, listed price, sold price, cap rate.
Lease — lease remaining, lease type (NNN, NN, Gross, Ground Lease, Sale Leaseback), options remaining, tenancy (single or multiple).
Timing — date on market, sold date, year built, debt maturity.
Market status — any, on market, or off market.
Source — private docs, brochures only.
Features — drive-thru.
Filter behaviors worth knowing
Date filters need both a start and an end
Date on market, sold date, and debt maturity are only applied when both bounds are set. If you set only a start date, the filter is silently ignored and your results will look unfiltered. Use the presets ("Last 3 Months", "Next 5 Years") to avoid this, since they always set both ends.
Any numeric range removes properties with no value
The moment you set a minimum or maximum on cap rate, NOI, price, square footage, units, or year built, every property where that field is unknown drops out of your results. This is usually what you want, but it means a cap rate filter silently excludes properties that simply have not had a cap rate published — not just those outside your range. If your count falls further than expected, this is the usual reason.
"Off market" means "not currently on market"
Off market is calculated as the inverse of on market, where on market means the property has an active listing dated within roughly the last six months. So "off market" returns everything else — including every assessor and tenant record, and any brochure older than six months. It is a broad complement, not a curated set of off-market opportunities. Pair it with property type, size, and location filters to get a workable list.
Lease remaining does not work as a multi-select
If you tick both "< 2 years" and "5-10 years", DealGround searches the single span from 0 to 10 years — which also returns 2-5 year leases. It does not return only the two buckets you picked. Select one bucket at a time for precise results. "> 10 years" is the exception and is handled separately.
Sold price and sold date need assessor coverage
These two filters require a matched assessor record, so properties without assessor coverage drop out when you use them.
Result counts cap at 1,000+
When more than a thousand properties match, the header shows "1000+" until the exact count finishes calculating. Some actions, such as Add all, stay hidden until the exact count is known.
If a filter looks wrong
Email [email protected] with the filters you set and what you expected. Several of the behaviors above are deliberate but non-obvious, and we would rather explain one than have you prospect off a result set you have misread.
