Finding comparable properties (comps)

How to pull sale comps from a subject property, and how to use the Sales Comps and Lease Comps table views.

By the end of this article you will know how to pull comparable properties from a subject property and how to lay a list out for sales or lease comp analysis.

Pulling comps from a subject property

  1. Open the property you want to comp so its detail panel is showing.

  2. Click View comps.

  3. A panel opens titled "Comparable properties", pre-filled with criteria derived from the subject property, and shows a live count as you adjust them.

  4. Choose View on map to see the comps in context, or View as list to turn them into a saved list.

What DealGround pre-fills

The starting criteria are derived from the subject property:

  • Sold within the last 24 months

  • Same property subtype

  • Building size within ±20%

  • Year built within ±15 years

  • NOI within ±20%

  • Same lease type and tenant, with lease end within ±2 years

  • Within a 2 mile radius, adjustable to 0.5, 1, 5, or 10 miles

Adjust any of these in the panel. If you get no results, widen the radius first, then relax the size and NOI bands.

Why some comps do not appear

The lease-related criteria — NOI, lease type, and the lease end window — can only be matched against brochure-sourced records. When any of them is active, properties without brochure data drop out. If you want a broader set, clear those three criteria and comp on size, type, and sale history alone.

Laying a list out for comp analysis

Open any saved list and use the view dropdown above the table to switch to a preset column layout:

  • Sales Comps — address, last sale date and price, tenant, building and land size, NOI, lease term remaining, increases, options, estimated cap rate.

  • Lease Comps — address, tenant, building and land size, NOI, lease term remaining, lease start and end, increases, options, lease type.

Preset views are read-only. To reorder or hide columns, switch to Your View first. Exports follow whichever view is active, so switch before exporting.

A note for appraisers
