By the end of this article you will know every way to get your own documents into DealGround, what formats and size limits apply, and how the Dropbox and Box connections behave.
Your documents stay private
Anything you upload is private to you and your team. It is searchable and viewable by your team only, and is never shared with other DealGround users. Data extracted from your documents — lease terms, NOI, rent rolls — feeds your own search results, not anyone else's.
Uploads are shared within your team: a brochure one member uploads is available to everyone on the team.
Four ways to upload
Upload brochure in the top navigation — for brochures and offering memorandums, in bulk.
The Documents section on a property — attaches the file to that specific property, so the property becomes a document repository for due diligence, reports, leases, and rent rolls.
Settings > Manage Brochures > Bulk Property Upload — for spreadsheets of properties or comps. See Bulk property upload.
Dropbox or Box — see below.
Formats and limits
Accepted formats: PDF, TXT, CSV, DOCX, XLSX.
Maximum file size: 50 MB per file via the upload brochure button.
Maximum files per upload: 100 at a time. Files still processing count toward that limit.
Important: files over the size limit are skipped silently. If you drag in a batch and some files simply do not appear in the upload list, check their file sizes first.
Tracking upload progress
Each file moves through Uploading, then Processing, then Complete or Failed. Processing runs after the upload finishes — DealGround reads the document and extracts property, lease, and financial data, which takes longer than the upload itself.
The full history lives at Settings > Manage Brochures, in the upload activity table: date, address, file, who uploaded it, upload type, document type, and status.
If a file has been uploaded before by anyone, DealGround recognises it and links the existing processed copy to your team rather than processing it again. Re-uploading the same file will not refresh it.
Connecting Dropbox or Box
Go to Settings > Manage Brochures and click Connect next to Dropbox or Box.
A new tab opens for you to authorise DealGround. Allow pop-ups for DealGround, or this step will fail silently.
Once connected, click Browse files and select the folders you want to import.
Three things to know about cloud connections
Subfolders are included. Selecting a folder imports everything beneath it, at any depth.
Only PDFs are imported. Unlike direct upload, the Dropbox and Box connections import PDF files only. Spreadsheets, Word documents, and text files in a connected folder are skipped without notice. Upload those directly instead.
The import is one-time, not a live sync. Selecting a folder imports what is in it at that moment. Files you add to that folder later are not picked up automatically. To import new files, open the picker and select the folder again.
If some files did not arrive
Check the upload activity table for what did land. If files are missing, the usual causes are: they were not PDFs, the folder is very large, or permissions changed on the source folder. Email [email protected] with the folder name and roughly how many files you expected.
Other storage providers
DealGround currently integrates with Dropbox and Box. If you use another provider, email [email protected] — we track these requests.
