AI Search: finding properties in plain English

What it is

AI Search lets you describe the properties you want in plain English instead of setting filters by hand. You type what you are looking for and DealGround translates it into the underlying filters.

It is a faster route to the same result — anything AI Search can find, you could also find by setting filters manually.

What it can search

AI Search works across DealGround's existing data: locations, tenants, property attributes, lease terms, financials, and property categories. As a rule of thumb, if there is a filter for it, AI Search can use it. If there is no filter for something, AI Search cannot find it either.

Example queries

  • Raising Cane's in the southeast that came on the market in the last 6 months

  • QSRs over 8,000 sq ft in California with less than 5 years left on the lease

  • Car washes that sold in the last year for over $1M

  • Retail properties listed over $2 million in Miami between 2,000 and 5,000 sq ft that have not sold in the last 2 years

  • Industrial multi-tenant buildings over 10,000 sq ft in Colorado with over $85K NOI

Writing queries that work

  • Be specific about numbers. "Over 10,000 sq ft" works better than "large".

  • Name the geography explicitly — a city, county, state, or region.

  • Combine criteria freely. Type, size, financials, lease terms, and sale history can all go in one query.

  • Check the filters it set. After a search runs, the filters it applied are visible and editable. Reviewing them is the fastest way to learn what it understood — and to catch a misreading before you prospect off the results.
