The assistant has access to three things:

The internet, for context DealGround does not hold
That combination is what makes it useful. It can read a 60-page offering memorandum and answer a specific question about page 40 without you scrolling to find it.
Questions it answers well
How does this cap rate compare to other similar properties?
What are the demographics like in this area?
What is the estimated traffic count at this location?
What does the brochure say about the parking situation?
What does the brochure say about power hookups on the property?
Compare the pro forma against the current assumptions in the brochure.
The last two are the pattern worth internalising: asking the assistant to find and compare specific details buried in a document is where it saves the most time.
Your private data stays private
The assistant reads documents your team has uploaded, and that content is never exposed to users outside your team. Your private documents inform your answers only.
