This article explains where DealGround's brochure library comes from and how to control what you see.
What brochure automation is
Brochure automation sources offering memorandums and marketing brochures on your behalf, using a range of sources and agentic tooling. It adds roughly 250 on-market brochures per day, alongside a historical archive going back to 2001.
Why brochures matter
A brochure is where the useful detail lives — NOI, cap rate, lease terms, rent increases, options, tenant details, parking, power. DealGround extracts that content and makes it searchable and filterable, which is why you can filter on NOI or lease term at all.
It also means a marketing package from three years ago becomes a comp today, long after the listing has gone.
Your own brochures sit alongside them
Documents you upload are searchable in exactly the same way, and stay private to your team. Where DealGround's regional coverage is thin, uploading your own is the fastest way to fill it. See Uploading brochures and documents.
Seeing only your own documents
Sometimes you want to search only what your team has uploaded — reviewing your own holdings, or checking what a colleague added.
Go to Explore and open the Source filter.
Select both Brochures only and Private docs.
Go to Settings > Manage Brochures and turn Brochure automation off.
You will now see only your private brochures. Turn brochure automation back on when you want the full library again.
Two things to know about the Source filter
Private docs is an account setting, not a per-search filter. It persists across sessions and devices, and it is not saved as part of a saved search. If your results look unexpectedly narrow days later, check this first.
Brochures only excludes records with no document attached. Turning it on lowers your result count, sometimes substantially, because scraped records without a brochure drop out.

You can receive a weekly email summarising brochures ingested for your team. Control it under Settings > Notifications.
