By the end of this article you will be able to import a spreadsheet of properties — a CoStar export, a list from your old CRM, or your own comp sheet — into DealGround as a saved list with full DealGround data attached.
What this does
You upload a spreadsheet of addresses. DealGround matches each row to its property record and builds a saved list from them, so you can see ownership, transaction history, and everything else DealGround knows about properties you were previously tracking in a spreadsheet.
Any comp data in your spreadsheet — price, NOI, cap rate, lease terms — is imported alongside the addresses and stays private to your team.
Where to do it
Go to Settings > Manage Brochures and find the Bulk Property Upload section.
File requirements
Format: CSV or XLSX. Legacy
.xlsand macro-enabled.xlsmfiles will not work — re-save them as.xlsxfirst.One file at a time.
Column headers must be in the very first row. Delete any title rows, logos, or blank rows above your headers. This is the single most common reason an import fails.
Columns
Click Download template to get a correctly formatted starter file. Match your column names to these:
Required: Street Address, City, State
Optional: APN, List Price, NOI, Lot Size, Building Size, List Cap Rate, Date on Market, Tenancy, Lease Type, Lease Start, Lease End, Options, Tenant Name, Type, Subtype
Column order does not matter and extra columns are ignored. Header matching ignores capitalisation and surrounding spaces but otherwise needs the wording above.
How values are interpreted
Prices and NOI — dollar signs and commas are handled automatically.
Lot size — a value under 100 is treated as acres and converted to square feet. Enter square feet for anything larger.
Cap rate — a value under 1 is treated as a decimal and converted to a percentage, so
0.065and6.5both become 6.5%.Dates — must include day, month, and year. Partial dates such as
Jul-18,July 2018, or2018are ignored.Type and Subtype — must match DealGround's property type vocabulary or they are dropped. Leave them blank if you are unsure.
What happens after you upload
The file uploads, then processing runs in the background. When it finishes, a new saved list appears in My Lists named Bulk Upload: [your filename].
Row limits: every row in your file is imported as a property, but the automatically created list holds the first 2,000 rows. For larger files, split them into batches of 2,000.
Two behaviors that look like failures but are not
You get a success message, then nothing appears. The success message confirms the file was received; the actual parsing happens afterwards. Check the upload activity table on the same page — if the row shows Error, the file was received but could not be parsed. Bad or missing column headers are the usual cause.
You re-upload the same sheet and no new list appears. This is deliberate. If you already have a list containing exactly that set of properties, DealGround does not create a duplicate.
